Get Rid of Homebuying Pests

You want to sell your house, but you don't want to sell it to a person who is going to make your life a living nightmare until you do unload it. Here, from author Michael Corbett ("Ready, Set, Sold!: Make $10,000 to $100,000 MORE When You Sell Your Home!", courtesy of Marshall Loeb is guide to the three types of people you don't want to sell to.

1) Zero-Percent Down Buyer: If your home is selling for a high price relative to others in your neighborhood, "a mortgage company might find it challenging to appraise your house for buyers with little or no money down," writes Corbett. "You'll have to put your house back on the market again when your buyer's mortgage request falls through."

2) Bully Buyer: He will bury you under a list of problems with the house even as he makes you an offer. The inspection process will be a horror show. Corbett suggests moving on: "This bully approach is a prelude to endless negotiations, and his or her trying to obtain concessions by nitpicking on the disclosure and the inspection."

3) Sight-Unseen Buyer: Corbett says no one buys a house without seeing it. A buyer like this just wants to tie up your house to take it off the market and make a decision later.
